As tenants have cleared out of apartments and into starter homes and condos, it's left a hole in the "best tenant" class. Every landlord I know of talks of this decline in quality. When the Bubble pops, this tenant exit will reverse, and best tenants will gradually return to large landlords, and because they tend to be higher on the socioeconomic ladder relative to today's renter population, rents will increase.
