Hi BB,

I've wondered that also.

I keep thinking that the collapse of the stock market is what really sent every one to real estate (as rates collapsed).

If rates go up and real estate cools off - could well mean that industry (stocks ) get a second look.

Can't really expect bonds to get a look as rates go up.

Then again - it seems very hard for rates to go up and hold.
