Real estate is continue to go up in the Bay Area;
Suburban areas within San Joaquin Valley are maxed out (Tacey, Modesto and Merced) and are running out of space. No more building in Turlock as far as I know.
Brentwood in the Eastbay is like a little LA - Joan Baez used to own a lot of the land consisting of Orchard and corn which was sold to developers.
Water is scare - it's a winter to winter deal praying for snowpack with high water content.
So people started migrating North;
people in Oregon were very upset californians driving up real esate; than people from Oregon started moving to Washington...
and to TX (trading a CA crackerbox against a nice brick house in Austin)
looking North of Golden Gate people migrating towards Santa Rosa;
even 25 years ago or so people would commute from Santa Rosa (50 miles or so)all the way to S.F.
Sure it's a bubble but there is real demand.

Real estate in Germany is not really cheap either
