I didn't start posting on this thread until this year.

This reminds of the NAZ bubble ... most people on SI were right, but too early. I rode the bubble until Dec '99 / Jan '00 ... and even then I was a little early.

Speculation is the key. Last month I wrote about the impacts of speculation (posted on Angry Bear):

IMHO we are now close to at least a slowdown in housing. The new agency guidance might be the turning point. I still think the data to watch is New Home Sales (existing, permits, etc. have historically been useless).

And right now New Home Sales says housing is STRONG.
