Housing IS the economy, make no mistake about it. When it turns, we go into a recession or depression, period, end of ball game. It'll be a 3-headed hydra: 1) Loss of wealth effect leading to consumer retrenchment 2) Loss of jobs (big time) for those employed in all RE related occupations 3) Deflationary liquidity trapping caused by massive housing debt sucking in capital from all other sectors.
