Elroy,
It's one of the symptoms of a top in a real estate cycle. Seller's are "feeling" the greed big time. They don't believe they need professional help in selling their property. The thought of shelling out 6% or even $4,999 to get a broker to help them seems foolish.

It's kind of like P/E's in the stock market. Buy cyclicals when out of favor and P/E's are at the extreme. Use a full service broker to help you find a "deal".

Same-o, folks will gladly pay a broker to sell their property when the market's in the tank and prices are down.

People believe brokers are for the most part useless...truthfully, a lot of them are. Being a broker for 20 years i can safely say that. -g-
