I expect an upswing in demand in the next twenty years of smaller (~1500 sq foot) highly energy efficient homes. Cheaper to buy, physically maintain, and as a significant bonus, lower taxes and far lower energy bills. Won't happen though until you see gas mileage touted in every auto ad out there, because that will mean it actually matters to people again. There will be millions of empty nest boomers who do not want to move out to the boonies in order to affort to live, away from services and entertainment they love. The energy/tax drag will cause the bigger homes to come down in price, same as having a slight penalty for living on a corner lot or worse, an arterial.
