Most here don't get it that RE at inexpensive prices with cash flows and leverage generates returns far surpassing any other investment vehicle with no risk and all the tax benefits. Even the world's greatest stock trader Jessie Livermore went bankrupt at least three times and committed suicide. I bet anyone who bought Boca condos at the right price points in the early 1990's, rented them and leveraged 90% would have had an IRR way over 50% a year even with only modest appreciation. 50-100 times your original investment not unreasonable after 10-15 years. Of course going forward someone trying that now will be wiped out as they are now ridiculously overvalued based on the cash flows they generate<g>
