The point I'm trying to make is that at the high end, price swings are enormous

This time they are building an unlimited amount of high end condos. I check some of some of those recently completed from time to time in Ft Lauderdale area and the vacancy rate must be easily 80%+. One in Deerfield Bch on AIA out of 180 or so units only 17 appear to be occupied. Yet median priced single family here has no inventory for sale or rent.
