The Hawaii market is a boom bust market fueled by cheap credit, visions of paradise and small size thinly traded. What Hawaii has in its favor is the large number of people who might bail out of "reality" where they live and bring enough cash to swamp the place. The demographics and financials of of "incoming" tend to overwhelm those who are already here. With low incomes, high prices for everything you need to live and high taxes, real estate prices are simply disconnected from local incomes. The cultural emphasis on owning land offsets this to a degree as people will own multple property for the long haul and sell very reluctantly.

Aloha -- btw, I was ignored by most people in my "career" for calling the bubble a bubble on the amazon thread and boring them with things like the current account deficit.
