I might add(OK, I will) that one of the strongest segments right now is the 1031 exchange tenants in common. IRS has allowed investors to 1031 into larger properties with up to 35 separate owners. this has allowed investors to move RE $$$ from single family/condo spec stuff into shopping malls, 100 unit apt. etc. Of course that much $$$ diversion is making these properties even harder to find now as they weren't that easy to come by 3 years ago.

it does show that the 'leaders' were selling into the spec market in order to obtain "safer" yields of 6-8%.
