I consider Garden City upper middle class, but maybe it's because I'm poor. Nonetheless, inventory has tripled compared to similar periods in '01-'03. Of course, like you mentioned, inventory during those times was next to nothing so the market is definitely coming off a very low base.

In the context of the past 5 years:...

In '04 I saw a record level of inventory, which decreased moderately during winter.

In '05, I saw '04's inventory level broken by spring and now it's about 30% higher still.

Basically same thing with the other areas.

It's not Las Vegas or San Diego here in terms of supply, but it's definitely going to put a lid on prices.
