Ok lets examine that in a little more detail, I agree the wealthy will still want to escape the athritis pains of the cold north. However if the wealthy are getting smaller and smaller in number as the middle class is crushed into lower standards of living - there will be less numbers of wealthy to sustain 2 homes in 2 climates. Secondly, my parents did a lot of travelling in the old RV back when gas was cheap, gas is going up from what I see, so my pop started staying in motel 6 but still travelled in his honda, well motel 6 is too expensive now, gas is too much, he doesn't travel anymore. His fixed income used to allow him a big nice RV and nice dinners at fancy eating places and gifts and such - today he would have to stay in a sleeping bag - hitchhike and eat a pack of bologna - hehe.
I have been talking to a lot of retirees and working class people in west palm beach the past few weeks - many tell me the traffic has become so bad they will gladly go back up north if they can get into smaller communities without the traffic problems. I feel for an old person with slow reflexes and poor eyesight trying to get around in this city. I talked to several yankees that came here for the nice weather, but are leaving because of the other problems - the weather does not trump other quality of life issues it seems. Hurricanes were another factor for the recently retired - they never lived through anything like that up north and they want to move away now. Yet another reason, many moved here again for the weather, thought they would buy into a nice golf community and live la vida loca - they find they have no real friends or anyone to help them so they are moving back north where their working kids are to have some company. I have talked to a ton of realtors, asking them where they are going to retire, I hear places like clayton ga or the mountains of NC or alabama, I ask them why not here - they all say too many people - too much crime, traffic, stress - etc etc. I talk to a lot of cubans that say they came here for the work, which seems mostly related to housing and condos - when that work is gone why come here? I guess you can always count on the hurricanes to ensure creative destruction - hehe.
I read an article where Mugabe was talking about that and the broken window fallacy - hehe.
Seems to me the broken windows in west palm are really creating lots of work - what is your take on the broken window fallacy looking around after the hurricanes?
