weren't you mentioning that the Houston market has huge oversupply of rentals? how can such a market be good for investors? although TX is ridiculously cheap compared to the bubble areas, the continued overbuilding gives me pause. maybe if the bubblezones implode and take a few homeys under, and along with them some of the loan suppliers, then housing demand can catch up with supply in TX.
