I guess it is still cheaper than nice places in CA for those international investors you were talking about. And there there are bushfires and earthquakes instead of hurricanes. A lot of those wealthier northeast retirees commute between Florida and the Northeast and that is OK.

Phoenix/Tucson are cheaper but ridiculously hot too. I'm thinking New Mexico, Oregon... probably my next job will end up being in Phoenix though LOL.
