Real Estate Bubble? What in your opinion would classify as a bubble ? In the southeast (Markets Atlanta & Nashville) we have seen housing appreciate about 4% annually over the last 7 years. With real inflation running probably about that, I find it difficult to see a huge bubble in this geographic area.

That said, I think that an average decline of 10% in housing prices is a real possibility as interest rates climb. The pain could be far worse in the markets that are appreciating widely or markets that are exclusively vacation. But insofar as a "nationwide" housing bubble, I just don't see it.
