In the 5 or so real estate transactions I've been involved in, I've only used a realtor once.

I never did, either, but during the saga of selling my elderly client's residence, we used a seller's agent -- when there are two agents they each represent one party and they split the commission -- and she was incredible.

Now I see the difference a really good agent can make.
