I once (until three years ago) owned two vintage apartment buildings (61 units) in an urban location, and was closely with involved day to day activities. I did very well with these projects, but would still describe it as a tough business. I feel I understand that business well enough to tell you that buying "investment properties" for 2-3% cap rates (or vacant) is a nonsensical prescription fo disaster.
