Taro, I started with a 5-year interest-only ARM, but recently refinanced into a 30-year fixed, fearing rising interest rates. Funny thing is that when I refi'd six months ago, I think I hit a short-term slowdown in the housing market, which caused the appraisal to be lower than I expected.
