Many people do not believe that homes can sell for less than replacement cost...that being assumed to be the "ultimate" low. Go on realtor.com and cruise some "less" desirable areas. It's fairly easy to buy a 2,000' fixer for under 30k in many areas of the US. that is less than the framing/roof package alone if you were to attempt to replace the home from scratch. Add in the interior build out, landscaping, lot price and local entitlements...you get the picture. Many areas of the heartland have been in a deflationary mode for quite some time.
