totally agree. All I am saying, and I know you know this, is that for the ENTIRE TIME I have been working out here which for all intents and purposes started in 91 (I've lived here longer but I was in college and to rent while in college is a special situation outside of the RE trends)- it has been difficult at best , or downright impossible to rent. Now, for the first time they are giving rentals away. This one across from me still hasn't rented, a very nice house, well maintained, San Mateo which is the center of the action for jobs.

I think the thing to do now in this area is sell your house, wait and rent. You couldn't do that the last time RE fell, there were no rentals.
