It is like 9k sf. The best of all worlds in the whole AZ and NM area IMHO might be in the areas half an hour to the south heading towards Phoenix in places like Sedona and Prescot. Lower elevations and not extremes of Flagstaff or Phoenix and also stays much greener than Santa Fe.
