I think this will be a VERY strong factor pulling people away....many for good (the retirees leaving is a very good point, too). Especially the professional class and people with any portability to their skills at all (tradesmen for example) no question... all the whaling on tv by the geraldoheroes -not to mention the images- will NOT create the kind of revolution the alarmists are suggesting it would create... what will happen is that the retiring plans for 79 million people will be altered for good... for some, these considerations had not even entered the radar screen... now, the lack of exposure to natural disasters, AND the fiscal responsibility of each locale (scrutiny of state & city governments fiscal performance) will be incredibly important... so... for those who have made the correct bet in real estate (and other industries) paying attention to the retiring mob that is about to invade those locales with the proper characteristics will be handsomely rewarded.... and let's not forget that in some of these locales, the wild appreciation has only just begun.... for these areas.... RE crash ? in your dreams -g
