Hi Joe,

Yep, stepped out of the way of one big fat rock just in time to get hit by another. I think it'll be OK once I get done fooling around but I really should stick to my plans considering how much effort I put into figuring out what to do next.

I took some real estate classes awhile back. Enough to get my license but I never did much with it. Developing land to its highest and best use will increase the total value even if it does reduce cash. Book value should go up when they get done. From what I understand they plan to finance the project. At what 7%, 8%, 9% ???. I don't think they are getting that much return on their current investments. Maybe it's a tax thing. I can do my own long forms but anything beyond that is over my head.

Regards,

Don
