I think the market has discounted all the news for the next 15 years in the Vegas market. The hurricane issue and recession proof economy only will benefit the area this next cycle but it is still way overpriced now. Many from Florida that have moved their have mentioned many negatives and actually prefer Florida. That they say South Florida is a much more family oriented area tells a lot. The very dry climate and 300 days of sunshine loses it luster even if you're coming from the northeast or midwest..
