It's amazing to me how regularly housing bubble apologists tend to ignore the carrying costs of housing as an investment. Repairs, HOA fees, insurance, taxes...it all eats into returns prodigiously. It's not simply the buy and sell price, it all needs to be considered and appropriately compounded....
