West, these are just from memory and not notes so I do not guarantee accuracy. sept qtr numbers great. Bob Toll routinely runs through the list of regions. In previous calls, everywhere is great great great. This call, almost every region has slowed. Buyers taking a lot longer to make a decision. Toll was asked about buying essentially mapped land for faster delivery to market, since he was trying to blame the regulatory approval process for part of the low guidance. He basically said TOL already got land coming out of their ears. A lot of die hard TOL lovers were practically in tears and sounded like they were in disbelieve when they asked questions. Toll tried to comfort them but his tone lacked the cocky bullishness of conf calls in the past. AND ... Toll did not say that he is going to crush the shorts this time. <gggg>
