The slowdown appears to be having a modest impact on prices. The Tampa Bay area's median home sale price peaked at $217,400 in July, a 30 percent increase over the prior year. In September it was $215,200.

We are just starting to peak here.......I think. Listings were up for the past two months. However days to sell was down to something like 15 days.

Having said that if a house here was priced at your median price of $215K, it would sell within an hour upon its listing. The median here is $355k.

It amazes me the disparity of median prices throughout the country. In SFO, its $700k while in Syracuse, NY, its only 99k.
