Yes that condo market is ludicrous even there. Perhaps $450k for something that might rent for $1200 month?

Yet single family on the outskirts in good areas at $40-50 psf is a low risk bargain there. You'd probably make 'GOOGLE' like returns on equity over the next cycle too by leveraging it just right.

Property at GRM under 10 and at way below replacement cost in growing areas you never go wrong even in a place you perceive to be hell on earth<g>
