I hate to admit it, but a severe real estate bear looks very improbable now. Too much debt in the system for this to be tolerated.

I now expect nothing more than a modest correction in the real estate market just as we have seen in the stock market. Perhaps flat home prices for a year or two nationally and 10-15% drops in the more egregious bubble markets.
