Local new age RE guru with his own radio show down here just lowered his estimates for annual appreciation down here to 10-15% a year for the next several years. This after lowering it after Katrina to 20%. He had been pumping up to 30% per year through 2008. Demographics, cheaper than CA and NY, yada yada. Reminds me of those nice forward looking earnings estimates for GM of a couple of years ago<g>
