It's not a hopeless bad area.
That picture Les posted was of I74 going over Kickapoo state park. The middlefork river runs thru there. There is reasonably decent bass fishing in lakes the park. Champaign and the U of I is about 35 miles away.

Some extremely nice parks in Indiana (Turkey Run State park) is about 90 minutes away. Crime is low. Services are not bad.

The fate of Danville may have been temporarily sealed about 20 years ago or so when there was a proposal to dam the middlefork river and make a huge reservoir. Had that been done there would have been boating and lots of other recreation. Who knows what property values would be like or even what Danville would have looked like if that project went thru. The river was designated "wild and scenic" by someone (I forget who) and that was that.
