Mainlanders. Fastest growing ethnic group statewide by far is latinos. probably koreans next, but not positive on that. Biggest force this cycle was( yes, was!) boomers. Mostly flippers, IMO. Developers still looking through rosed colored glasses. Apparently they believe this is a temporary flattening then more upside in 07.
