"The real estate market has been collapsing for the last 5 years according to this board."

This board was started 9/23/2004 so it hasn't been around for 5 years. I personally didn't sell my house until this year, escrow closed 11/1/2205. If you follow the posts routinely you recognize that most of the posters are aware that bubbles can last well beyond one's expectations. What you may have missed also is that Russ Winter has done a pretty good job on calling turns in the copper and gold mining markets.

"Just about every post on this message board is by someone rooting for the destruction of the real estate market, and the economy as a whole. There can only be one answer for doing this: they envy and hate this country and capitalism."

"The facts are clear, real estate will be worth more in the future that it is now."

I am assuming you have heard of the mantra "location, location, location..." Your statement about real estate does not apply to Japan for the past decade and a half (in nominal terms) and a large swath of midwest and plains states (on an inflation adjusted basis..)

And here's an earlier statement from you:

"When, or if, this bubble bursts is anyones guess. Seems like we'll be living on the edge of foreclosures at some point in our future."
