My own experience with buying and selling a house that we lived in for 10 years is that the real estate taxes if viewed as an investment cost and interest rate have pretty much eaten away at all the gains and the chief advantage of home ownership has been the tax benefits and leverage as you say. Now that we have moved somewhere where the re taxes are proportionately much lower, i am hopeful that we will benefit more next go round.
