I noticed that.....I also noticed that Charleston,WV is overvalued by 44% or something. That doesn't make a lot of sense..........I wonder if its a typo.

Traditionally, southern cities have had lower appreciation rates for a number of different reasons.........lots of available land surrounding the city; minimal zoning and environmental restrictions; lower incomes; lower construction costs, etc. Charleston, SC doesn't fit that picture at all; instead its more like FLA. Charleston is on the coast and the Atlantic is its 'east side'; strong historic building guidelines; higher construction costs due to those historic guidelines and I believe incomes tend to be higher due to a lot of 'old' money in the city.

Whereas, Charleston, WV fits an undervaluation picture much better.....poor state; losing population; low incomes, relatively flat land [Charleston is in the flatter part of WV]. I'll check.....I think I saved one of the other studies.
