Well here is one for sale in Casa Canyon at $275k realtor.com One for rent almost identical in Casa Canyon for $1400/month realtor.com Current GRM is 16.4 Take it down to 8 and even that is a 50% haircut in Palm Springs. That GRM isn't real bad as most coastal cities in CA are now 26-34. New high end condos in Florida are also in the high 20's..
