I would say many areas down here are marginal. Boca Raton is not and is a better value than the Miamization of many surrounding areas that have turned into Miami-Dade county north in just a decade. Tons of family here makes permanent move away harder and few believe in housing bubble pop or hurricanes due to global warming as factors to consider..Coming here in the 80's or early 90's is much different than coming here today. Of course the same can be said for many bubble markets but hurricanes, immigration and the drastic change in the makeup of the people now here I bet have made it much more pronounced than other areas. Pace of change has just been incredible and not all for the good.
