When the average homeowner gains $250k in equity in under four years that is a lot of spending power and confidence by the consumer in bubble markets. Movement to different geographic areas by the well to do just adds to the fire.

Also I can name a ton of fast growing sunbelt markets that are struggling with record foreclosures these days just like Michigan. Why is that?
