Tradelite, You bring up an interesting point: what makes a collegetown a great place to live and invest? I would think that graduates would have to want to stay and live there, and there would need to be more than just a university anchoring the town. Sound like Athens doesn't have that. Do UGA alumni like to stick around for more than a year? We have discussed quite a few collegetowns that do have 'it', starting with Boulder. L2S
