I have taken your analysis of Treasury Direct to heart. I spent an hour on the phone last week trying to educate a lady that is thinking of doing a 1031 exchange of about 250k to buy a condo yielding MAYBE 3% pre tax vs. paying 20k in tax and buying 4.375% tax free treasuries. I don't think i convinced her. After all, real estate always goes up!
