Things have been booming here, nonstop pretty much since the mid-90's....we're the most overretailed, overleveraged place on the planet. Retail sales have been good, malls are jammed. Cocktail party talk has been about nothing but real estate flipping and speculation for at least the last 2 years. BUT over the last 6 months inventory has been rising and there are now "for sale" signs everywhere. A couple more notches up on short rates should get the job done.......<NG>
