John, I think a lot of stock-only folks are a little envious of the way the Gov. has helped RE in the last few years. Imagine the ponzi scheme we could create if you could hold stock for 2 years and not pay taxes and or defer profits if you do a 1031 exchange with another stock. Layer on the ability to buy in dollar terms stock worth 10-20 times your salary with no money down and low borrowing costs and the paper wealth created would be unimaginable! Personally, I don't like what the boom has done to savers and ordinary people looking for a home to live in. Btw, I suspected yesterday we could be getting a good starts number...
