I am quite concerned about their "discount programs". Is it a desperate attempt to raise cash, or a well timed attempt to get rid of inventory because they can see the downturn? I don't know the answer but I do know for certain that any homebuilder CEO who can't see the downturn is completely and totally blind. Even Bob Toll sees it! Why is Centex the only company offering huge discounts and the only company in my area advertising discounts on the radio as opposed to just using banners at their sites like everyone else?

I don't see the wave of corporate homebuilder bankruptcies that some do (but definitely see a tidal wave of severe mortgage problems coming down the pipe). The homebuilders made a killing on the upcycle and those who spent it foolishly will get killed by the downcycle. Am pretty sure there will be at least one large bankruptcy in the next two years.
