My house also is worth about 4x's what I paid for it, but I bought in 1980. All this means nothing to me as if I were to sell, I would just end up paying someone else 4x's what they paid for their house if it were same age plus my property taxes would skyrocket. For this reason I dont thing there should be ANY tax on real estate gains. Most of it is purely due to inflation unless you have a home with limited available property such as Ocean front. jdn
