This might surprise you, Elroy, but I and many of my closest friends in the real estate biz have been talking about and doing the self-insure thing for a long time. I own a lot of different types of insurance from commercial insurance carriers, but the biggest insurance policy I've got and work hardest to maintain is.....cash in the bank.
