Say 10.000m2. Owner enters the deal supplying the land and permits. Company that does piling and foundation gets 800m2, the one that designs, gets 1200m2. The one that supplies electrical and lifts, 1000m2. and the one that does hydraulics 1000m2. Other parts are another 2000m2. That remains 6.000m2 for the owner.

So the building is paid in kind. Since the market is hot, the companies leave those 4.000m2 without any tenants since they are more valuable now than if they would e leased.
