We got a mall in my town some years back.

Penneys fled downtown, as did a number of other businesses.

Downtown went into decline.

Now, the mall is a sad structure. Penneys is gone. The mall houses a Sears, a Shopko (a low end Target imitator), a Gottachalks, and not much else. I'm amazed anyone shops there.

Downtown, on the other hand, has come back and is triving.
