I've done distressed investing for a living for 15 yrs now. Of course I follow it<g> Can't wait for it to spread to the bubble markets. We have barely even begun to see lis pendens start to shoot up and even now are still way below 20000-02 levels. The appreciating values, strong housing related job creation and toxic loans kept a lid on foreclosures in many markets. I'm sure it gets to be worse down the road in California, Florida or New England than in Michigan, Ohio, Texas or Colorado..
