No rollover at all? Isn't the exclusion based on the profit? All you had to do was flip B4 your profit exceeded 250 K. That was giving people at least a week to move :>)

Here, cuz of Prop 13, only the oldtimers get a "windfall" break on their property taxes. Good for business what keep their places forever, good for old farts like my Mom and me who are never gonna buy again, bad for the people moving up.
I think my ma probably pays less in property taxes than my kids do, just cuz she have been there 50 years, while my kids have only owned their places for a few years.
